Depends on his longterm plans. If he wants to rent out rooms to defray his mortgage he'd have room to do it. Then if he even did have a family he'd have the room for them without having to get a new place. It also somewhat depends on his budget.

If you have the money to buy it and maintain it, no, it’s not dumb. But if things are going to be tight later that you couldn’t afford eating out, then, think about it and go for the smaller one.
