they can demand the cost of their expenses, advertisements, listing fees,fees for appraising your house, and any other expenses. Plus if they had a buyer who wanted the house they could demand the 5% they would have gotten for the sale.

If you are not selling anymore there is no reason to proceed with business. I can see why she may be upset as she put her time and effort but if you’re not selling, thank her for her efforts and take your house off the market

I agree with rick29148. Why would you have to proceed with her if you're not selling your house anymore? Something doesn't quite add up here.

If you do not want to sell your house you are fully within your rights to take it off the market.
